- Can you build on it – How much of the lot can be built upon? Topography and soil conditions are two vital issues.
- Type of lot – Is it developed or undeveloped?
- Zoning – Are there environmental factors, setbacks, future community development?
- Utilities and Roads – Consider the cost and effort of bringing utilities and roads onto your property.
- Liens and Easements – If either is attached to the deed for the land, you need to know about them in advance and plan for them as you design your home.
- Surveys – Unsure of the boundaries? Look at an existing survey or have the current one updated.
- Costs to develop the land – Take into consideration the costs involved to develop it. Look for sites that have septic and/or well in place, or are cleared with a driveway roughed in.
