Only negative was not his fault but had to do with the weather at time of Inspection. Because the Inspection was done during the winter months with a good amount of snow on the ground. He could not fully inspect the roof but what he could see from the ground was very helpful and honest. Also he could not crawl under the log home and inspect any of the underneath posts and beams. We highly recommend Stephen DeCosta for the Inspection of your new home. As a first time home buyer with little to no housework knowledge, I was going into our potential new home blind. I had no idea what to identify short of a house falling apart. I was recommended Yankee Home Inspection and will now recommend it to anybody in the market of purchasing a new home. Steve is a friendly man with a wealth of knowledge when it comes to inspecting homes. I'm have a Real Estate License and have flipped homes for over 35 years and Steve taught me a few things. He has simple low cost solutions that he shared with me during my home inspection. There wasn't an inch of the home that Steve didn't look at. He spent hours, not minutes checking the electrical, plumbing, roofing,carpentry, windows, heating, venting, landscaping and masonary. He spent almost 6 hours inspecting every part of the house and garage from top to bottom, inside and out. He followed up his inspection with a detailed explanation of the pluses and minuses of the home, and a detailed written report of every aspect of his inspection. Two days later I received an additional written summary of the inspection, highlighting the important problems that he found, suggestions on how to address these problems, and over 160 digital photographs that he took of these areas that needed attention. While the house kept many its original features it looked like it was well maintained by the owners. However, with the house of such age no one can be sure that there are no serious problems hidden somewhere. Since we have not been that lucky with the inspectors in our previous house buying we were very thorough and not in a hurry looking for an inspector. We wanted to find the ?best of the best?. Our Realtor who was very helpful during the whole buying process recommended us a couple of inspectors. Also we found a number of inspectors with very good reviews on the internet. We communicated with those inspectors and explained our situation about historic house. What surprised us is that they promise to conduct the whole inspections of the house together with inspecting septic system just within two-three hours. Yes, they were going to get help from one of their team members, but two-three hours for the house built in 1790 was certainly not enough. So, we continued our search. One by one we were scanning through every review on the Internet on home inspectors we could find. At some point we stumbled at the review where the buyer was upset that the inspector he hired spent too much time conducting the inspection. That inspector was Mr. Stephen DeCosta. We called him to discuss our case. He sounded solid, explained us the process in details, and informed that the time he spends on the house like ours is not less than 4-5 hours. In addition, he recommended us septic system professional. Looking ahead ? we were very happy with the work of that septic system guy. Steve is very thorough, knowledgeable, and highly professional inspector. He totally spent 6 hours conducting house inspection. While inspecting the house Steve explained every small detail even suggesting how to fix the problem. I am an engineer myself. I can do almost any job with my hands and skills - from house repair to house remodeling. However, I was impressed with the depth of Steve's professionalism. At the end of his inspection Steve provided us with a detailed report of all things that need to be fixed. Steve?s report helped us to create a good list of all problems in the house and to re-negotiate a better price for the house. He is the best home inspector we ever worked with. All together working with Steve was a fun, a good learning lesson, and a very reassuring process. After his inspection we knew for sure that we made a good choice, and while the house is old we got confidence that we will be able to fix all the problems the house has. If you are searching for an experienced, highly qualified, professional home inspector Stephen DeCosta is your man. I am a very senior citizen who has bought and sold at least eight homes over my many years - believe me Steve is one of a kind. I have been working with Steve on the purchase of my home from a distance of over a thousand miles. He has been very helpful dealing with deadlines and when we finally met for the inspection he was on time and ready to go. The inspection took the better part of an eight hour day. We covered the house and garage from the chimney cap and flashing down to the foundation and basement furnace, water and sewer systems. He has great understanding of the many rules and regulations. He takes great pride in his work down to the very last detail. I found Steve to be a great source of information about how to repair or correct minor problems. His tips and stories are priceless. 8/11/17 Steven DeCosta of Yankee Home Inspection performed a home inspection for a second home we were considering purchasing in New Hampshire. From the first phone call to the final report Steven was extremely attentive and professional. Steven came to the appointment on time, prepared, and informative he spent most of the day with us, he reviewed many things regarding the local area and the upkeep of the home we would not have otherwise known since we are not from the area. Steven was extremely thorough, he not only inspected for standards per the NACHI’s code but went above and beyond pointing out other areas of concern and providing quick and helpful solutions to smaller concerns. I would like to thank Stephen DeCosta/Yankee Home Inspection for the home inspection/ report for a condo I am buying in Lincoln NH. Stephen did all the important things - testing the gfci electric circuits, smoke detectors, general wiring and electrical, appliances, gas service, hvac etc and he also had great info on little fixes that all homeowners need like fixing small gaps in weather stripping, sticky sliding doors and screens . Although no major problems were found(that's a good thing) he did point out small items to be addressed before the turn into a problem. He also noticed several safety issues that are relatively easy fixes but once again could be a larger problem. Stephen is a nice guy with a lot of knowledge. He is not in a hurry to get through the inspection, he spends time looking at everything- that's why I hired Yankee Home Inspection and I definitely recommend them for any home inspection . We used Yankee home inspection when we purchased our farm in Sanbornton, NH. Stephen showed up and was very professional. He explained the entire process and how long it would take. He was extremely thorough in his inspection and pointed out items that were safety issues, vs cosmetic, vs normal wear and tear. When he was done he gave us a folder that had all the things he talked about in neat binding with headings and pictures. We are extremely grateful to Stephen and all he does to ensure the home we purchased was safe and would last for many years. I highly recommend Stephen DeCosta of Yankee Home Inspection if you are considering purchasing a home. Steve is very thorough during his inspections. He checks out areas of a home that you would not think to go over. He writes his findings down and lets you take notes of his findings during the inspection. Steve is a brilliant inspector. I have worked in the construction field for over 40 years and I have never come across anyone so knowledgeable as Steve. He really takes his time to go over every inch of the home you are considering purchasing. He answers any questions you have on regarding how to solve problem areas found during his examination. Stephen DeCosta inspected a house my husband and I were interested in purchasing. The house has been vacant for some time and is not in the greatest condition. We live two hours away from the property and had limited availability to meet with Stephen. He was very accommodating and worked with our tricky schedule. He showed up on time and was very thorough. He was very pleasant and professional. The house is badly in need of repair as well as being very old and required a great deal of time and effort. Stephen not only took his own notes for his report, but also provided a notepad and pen and suggested when we should write our own notes regarding tips for future home care and maintenance. Stephen gave us a report that was very detailed and easy to read. We did purchase the home and had Stephen come back for a water test. Again, he was flexible with our availability and punctual. He arrived on time for the inspection, and proceeded to do a very thorough inspection. As he went through he had me take notes on things needing professional attention and those things I could fix myself. He gave several suggestions for how best to accomplish the smaller projects, so as to save money. 5/17/14 We recently had a home inspection done by Stephen DeCosta on a house we are trying to buy. Stephen arrived on time and immediately went to work. We were kind of shocked (as was the homeowner) when Stephen told us the process would take about six hours. We were expecting maybe a two to three hour event. Soon, we found out why the inspection took the time it did. The house is 3100 square feet, and Steven took his time meticulously going through every inch of the property pointing out flaws, potential problems, preventative steps and proper fixes. He is very thorough in his approach in inspecting a house and it was like attending an advanced college course in housing knowledge with Professor DeCosta. He is a very friendly man, who takes his job seriously and he will certainly give you your money's worth. At the end of the inspection, Stephen fills out a beautiful binder, that is well organized by categories in the house, filled with all kinds of pertinent information. He took many pictures (60 in all) and emailed them to us promptly. His pricing seems very fair (from comparisons we made on the internet) and we can't imagine how he could have done a better job. He was perfect in every way. If we ever have to get a housing inspection again, we would only have to make one call and that would be to Stephen. We highly recommend him!!! Thank you Stephen. Steve was very easy to work with, and made a good impression right from the start, arriving on-time

_________ We recently had a home inspection done by Stephen DeCosta on a house we are trying to buy. Stephen arrived on time and immediately went to work. We were kind of shocked (as was the homeowner) when Stephen told us the process would take about six hours. We were expecting maybe a two to three hour event. Soon, we found out why the inspection took the time it did. The house is 3100 square feet, and Steven took his time meticulously going through every inch of the property pointing out flaws, potential problems, preventative steps and proper fixes. He is very thorough in his approach in inspecting a house and it was like attending an advanced college course in housing knowledge with Professor DeCosta. He is a very friendly man, who takes his job seriously and he will certainly give you your money's worth. At the end of the inspection, Stephen fills out a beautiful binder, that is well organized by categories in the house, filled with all kinds of pertinent information. He took many pictures (60 in all) and emailed them to us promptly. His pricing seems very fair (from comparisons we made on the internet) and we can't imagine how he could have done a better job. Review by Sergey M. in Gilford, NH December 1, 2017 Project: Inspect a Home The house we found and wanted to buy was built at the end of the 18th century. While the house kept many its original features it looked like it was well maintained by the owners. However, with the house of such age no one can be sure that there are no serious problems hidden somewhere. Since we have not been that lucky with the inspectors in our previous house buying we were very thorough and not in a hurry looking for an inspector. We wanted to find the ?best of the best?. Our Realtor who was very helpful during the whole buying process recommended us a couple of inspectors. Also we found a number of inspectors with very good reviews on the internet. We communicated with those inspectors and explained our situation about historic house. What surprised us is that they promise to conduct the whole inspections of the house together with inspecting septic system just within two-three hours. Yes, they were going to get help from one of their team members, but two-three hours for the house built in 1790 was certainly not enough. So, we continued our search. One by one we were scanning through every review on the Internet on home inspectors we could find. At some point we stumbled at the review where the buyer was upset that the inspector he hired spent too much time conducting the inspection. That inspector was Mr. Stephen DeCosta. We called him to discuss our case. He sounded solid, explained us the process in details, and informed that the time he spends on the house like ours is not less than 4-5 hours. In addition, he recommended us septic system professional. Looking ahead ? we were very happy with the work of that septic system guy. Steve is very thorough, knowledgeable, and highly professional inspector. He totally spent 6 hours conducting house inspection. While inspecting the house Steve explained every small detail even suggesting how to fix the problem. I am an engineer myself. I can do almost any job with my hands and skills - from house repair to house remodeling. However, I was impressed with the depth of Steve's professionalism. At the end of his inspection Steve provided us with a detailed report of all things that need to be fixed. Steve?s report helped us to create a good list of all problems in the house and to re-negotiate a better price for the house. He is the best home inspector we ever worked with. All together working with Steve was a fun, a good learning lesson, and a very reassuring process. After his inspection we knew for sure that we made a good choice, and while the house is old we got confidence that we will be able to fix all the problems the house has. 5/29/18 Stephen DeCosta of Yankee Home Inspection did an outstanding and very thorough job of inspecting a house that I was planning to purchase. He spent almost 6 hours inspecting every part of the house and garage from top to bottom, inside and out. He followed up his inspection with a detailed explanation of the pluses and minuses of the home, and a detailed written report of every aspect of his inspection. Two days later I received an additional written summary of the inspection, highlighting the important problems that he found, suggestions on how to address these problems, and over 160 digital photographs that he took of these areas that needed attention. He spent almost 6 hours inspecting every part of the house and garage from top to bottom, inside and out. He followed up his inspection with a detailed explanation of the pluses and minuses of the home, and a detailed written report of every aspect of his inspection. Two days later I received an additional written summary of the inspection, highlighting the important problems that he found, suggestions on how to address these problems, and over 160 digital photographs that he took of these areas that needed attention. I would highly recommend Mr. DeCosta, and would use his services again in the future.
